Cash, Subject-To, Seller Finance, and Hybrid (cash + creative). We don't list MLS retail. Every deal comes from a verified wholesaler/agent we know personally or first-tier JV partner — no daisy chains.
What markets do you cover?+
Concentrated in Arizona (Phoenix metro, Tucson, Flagstaff, Sedona, Yuma), but we list creative deals nationwide as our wholesaler network expands — recent closings in TX, FL, KY, GA, and TN. Set your target markets in your buy box and we'll only ping you on matches.
How do I get matched to deals that fit my buy box?+
Set up your buy box once (target markets, deal type, budget, beds/baths/sqft, timeline). When a new deal hits our pipeline that matches your criteria, you get an SMS + email with the address, photos, and full terms unlocked. Reply STOP on any text to opt out.
Is there a fee to access deals?+
No. Buyer access is 100% free — no membership fee, no per-deal fee, no upsell. We make our money on the JV split with the wholesaler/agent on the sell side. Your only cost is the deal itself.
How does the closing actually work?+
